Landlord sentiment is stabilising, rental demand remains strong, and the market has adapted faster than many predicted.
The most significant change - the abolition of Section 21 'no-fault' evictions - was the reform landlords worried about most. In practice, the transition has been orderly: possession claims already issued under the Section 21 process continue through the courts, and the new Ground 1A allows landlords to recover possession in order to sell. For well-run portfolios with proper documentation, the day-to-day impact has been modest.
Several elements of the Act work in landlords' favour, and they deserve more attention than they have received:
- Predictable rent increases. Rents may now be reviewed once every 12 months through the statutory procedure. That single annual cycle gives landlords a clear, defensible timetable for adjusting rents, rather than the ad-hoc reviews that used to invite disputes.
- A cleaner market. Publishing an asking rent and prohibiting offers above it (Renters' Rights Act 2025, Commencement Regulations 2026) removes the bidding wars that pushed up expectations and wasted landlords' and agents' time. Transactions now move on the advertised figure.
- Wider tenant pool. Landlords must reasonably consider requests to keep a pet. In a market where demand continues to exceed supply, this widens the pool of good, long-term tenants without changing the fundamentals of the tenancy.
- A level playing field. The landlord redress scheme and the strengthened rent repayment order regime apply across the sector, including to superior landlords. Raising standards for everyone makes it easier for professional landlords to compete on quality rather than price.
Rental demand has not softened. Published rent indices continue to show rents holding firm or rising in most UK regions, and void periods remain short in the markets where LDM Properties operates. Supply has not flooded the market in the way some commentators expected when the Act came into force.
