Headline rent figures attract most of the attention, but one of the most encouraging trends in the UK lettings market is quieter and arguably more valuable: tenants are staying in their homes for longer than at any point in recent years. Combined with steady rent growth confirmed by the Office for National Statistics, longer tenancies are giving well-managed landlords something every investor values highly, which is predictable, uninterrupted income.
1. Tenancies now last close to three years. Several independent data sets point in the same direction:
- The Deposit Protection Service (The DPS), the UK's largest deposit protector, reports that the average tenancy in England and Wales reached 1,085 days, almost three years, compared with 773 days in 2021, an increase of nearly 40%.
- The English Housing Survey shows private renters now spend an average of 4.6 years in their current home, up from 3.7 years in 2011.
- Leaders Romans Group (LRG), in its Spring 2026 Lettings Report based on 650 landlords and tenants, found that 59% of tenants have lived in their current home for at least three years, and 23% for more than ten years.
2. Rents continue to grow steadily. Longer stays are not coming at the expense of rental income. According to the ONS Price Index of Private Rents published in October 2026, average UK private rent rose by 3.8% to £1,406 a month in the 12 months to September 2026. Rents in England increased by 4.0% to £1,466, and in Wales by 4.1% to £848. Among English regions, the North West led with annual growth of 5.7%, while London and the South East both recorded 3.5%. Because the ONS index covers existing as well as new tenancies, it confirms that rental values are rising across the whole market, not only on fresh lets.
3. Tenants are satisfied and want to stay. Research from Pegasus Insight, reported by Property Industry Eye in June 2026, found that the average renter has spent more than five years in their current property, two thirds intend to remain when their tenancy ends, and 76% are satisfied with the service from their landlord or letting agent. The same Landlord Trends survey reported average annual landlord rental income of £89,000 in the first quarter of 2026, around £16,000 higher than a year earlier, supported by strong demand, high occupancy and longer tenancy lengths.
4. Why tenant longevity adds real value. Every change of tenant carries costs that rarely appear in headline yield calculations. A long, settled tenancy reduces or removes many of them:
- Fewer void periods, so rent is collected for more weeks of the year.
- Lower re-letting costs, including marketing, referencing, inventories and check-outs.
- Better-maintained properties, as settled tenants tend to treat a long-term home with greater care.
5. Landlords are embracing long-term relationships. With assured periodic tenancies now the default under the Renters' Rights Act, the market is naturally moving towards open-ended arrangements. LRG found that 42% of landlords say the change makes no difference to their willingness to encourage long stays, and a further 15% say they are now more willing. Its earlier Winter 2025/26 report also found that 72% of landlords prefer tenants who stay indefinitely, and that 68% of tenants see the relationship with their landlord or agent as the most important factor in deciding to stay.
Summary. The data paints a positive picture for professional landlords: tenancies are lasting longer, tenants are satisfied, and rents are still rising steadily across the UK. Tenant longevity is now one of the most reliable ways to protect yield, and it is built on responsive maintenance, clear communication and fair, well-evidenced rent reviews.
The Deposit Protection Service(The DPS)的数据显示,英格兰和威尔士的平均租期已达1,085天,接近三年;而2021年为773天,增幅接近40%。
- Leaders Romans Group(LRG)

- The Deposit Protection Service (The DPS)
- Leaders Romans Group (LRG)
