For three years the story in the UK rental market was rising supply. That has now reversed, and it changes the arithmetic for landlords. Zoopla's September 2026 Rental Market Report, published on 15 September, confirms that the number of homes available to rent across the UK is now 3% below where it stood a year earlier, the first annual contraction in three years. The flow of new rental listings in August was 6% lower than in August 2025. Rightmove's separate rental tracker reaches the same conclusion from a different dataset: the number of available rental homes fell below the previous year's level for the first time since 2022, and is now 1% down year on year. Supply is the single biggest driver of rental income, which makes this the data point that matters most as the market enters the final quarter.
Renter competition is rebuilding. Zoopla records an average of 5.3 enquiries per rental listing in September 2026, 6% higher than a year ago and the highest level for almost two years. Rightmove's measure puts the average rental home at 10 enquiries, against 11 a year earlier and 22 at the peak of the 2022 competition, with a pre-pandemic norm of about 5. Both readings point the same way: tenant choice is narrowing again, but the market is not back at the bidding-war extremes of 2022, which is a more predictable environment for landlords planning rent reviews and void assumptions.
Rents on new lets are re-accelerating, not cooling. Zoopla puts the average rent on a newly agreed let at £1,343 a month, up 2.6% year on year, with annual growth having risen from 1.6% in February 2026, and it expects 4% to 5% growth by the end of the year if the supply trend continues. The official series agrees on direction: the ONS Price Index of Private Rents, released on 16 September, shows the average UK private rent rose 3.8% in the 12 months to August 2026 to £1,400 a month, the highest annual rate since December 2025, with England averaging £1,459 (up 4.0%).
The supply side explains why. RICS's August 2026 UK Residential Market Survey, published on 10 September, reported a tenant demand net balance of +18% while landlord instructions remained negative at -14%. The share of surveyors expecting rents to rise over the next three months jumped to +44% from +33% in July. Firm demand combined with weak new landlord supply is the classic setup for firm rents, and it is the mechanism behind both the Zoopla and ONS numbers above.
London is the clearest case for income-led returns. Rightmove's latest tracker records a new record average asking rent in London of £2,791 per calendar month, up 2.0% on the quarter, the biggest quarterly rise in the capital since 2023, and 2.9% higher year on year. Zoopla puts rental supply in London 6% below a year ago, with rental inflation in the capital near 2.9%. At the same time ONS and HM Land Registry data show London house prices down 3.3% in the year to July 2026, to an average of £569,000, which is £19,000 below the July 2025 peak. Falling capital values alongside rising rents is precisely how gross yields improve: the same asset is producing more income.
Two counter-signals are worth watching. National averages hide local markets: Zoopla identifies Yorkshire and Humberside as the region with both the sharpest rent increases and the largest supply contraction, at 12%, while Birmingham rents fell 1.5% year on year as build-to-rent completions from 2022-23 schemes reached the market. Separately, Rightmove's buy-to-let mortgage tracker shows an average rate of 5.55%, down from 5.67% a month earlier but still above the 5.20% of a year ago, so financing cost rather than tenant demand remains the main constraint on new investment.
- Value the income, not the estimate: rents are still rising faster than house prices, so a rent review should be based on signed comparable lets, not on capital value assumptions.
- Use the single annual review window deliberately: where in-tenancy increases are limited to once a year with two months notice, the timing and the evidence pack matter as much as the number.
- Price to local evidence: in tight-supply markets such as Yorkshire and Humberside the case for holding firm is strong, while markets absorbing new build-to-rent supply, such as parts of Birmingham, still require competitive pricing.
Summary. The three-year supply recovery that held rental growth to 1% to 3% has ended. Zoopla now forecasts 4% to 5% rental growth by December 2026, RICS surveyors expect around 3% over twelve months, and voids should shorten where stock is scarce. For landlords with well-maintained properties in tightly supplied areas, the second half of 2026 rewards patience on pricing, prompt re-letting and a properly evidenced annual rent review.
